This one starts with a site visit — not an instant price
Structural work can't be priced off a formula. Whether this needs an engineer depends on facts a form can't see — span, load path, and what's above it. If it stays within NZS 3604 span tables, a Licensed Building Practitioner can self-certify with a Record of Work; outside that, it needs a Chartered Professional Engineer's PS1 before a price goes on paper (Building (Definition of Restricted Building Work) Order 2011). This one needs a site visit.
- Book a site visit; identify what the wall/beam currently carries (roof only, or a floor above).
- Check NZS 3604 span tables first — many single-storey beam swaps don't need an engineer at all.
- If it exceeds NZS 3604 scope, get a PS1 from a CPEng before quoting a fixed price.
- RBW rules apply whether or not a consent is needed — they're independent tests (lbp.govt.nz).
